  • Served at least 90 consecutive days of active duty during wartime

The surest confirmation is your Certificate of Eligibility (COE). Norma will connect you with a VA-experienced lender (NewRez) to verify your eligibility and exact numbers. Norma is a licensed REALTOR®, not a lender, and is not affiliated with the U.S. Department of Veterans Affairs.

You've earned a real advocate — not just an agent.

San Diego is one of the largest military communities in the country — Naval Base San Diego, NAB Coronado, MCAS Miramar, MCRD, Naval Base Point Loma, and just south of Camp Pendleton. Yet many service members never fully use the benefits they've earned, or end up with an agent who doesn't understand VA loans or the reality of a PCS timeline.

I do this differently. Because my own family has lived the military life, I know the move isn't just a transaction — it's your family landing somewhere new, often fast, often sight-unseen. As a certified Military Relocation Professional (MRP®), my job is to make it calm, clear, and handled: honest guidance on VA financing, neighborhoods near your command, and a plan that respects your orders and your timeline.

VA loan types, in plain language

You focus on the mission — I'll help you understand the options and connect you with NewRez to run the details.

VA Purchase

Buy with $0 down

The classic benefit: purchase a primary home with no down payment and no PMI for eligible buyers.

VA Jumbo

Higher price points

For homes above standard limits — often still with strong terms. A down payment may apply on larger loans.

IRRRL Refinance

Lower your rate

Already have a VA loan? An Interest Rate Reduction Refinance may lower your monthly payment with minimal paperwork.

Cash-Out Refinance

Tap your equity

Use the equity you've built to meet your goals. Terms and limits apply — NewRez will walk you through them.

USAA, Navy Federal, NewRez, or another lender? Perfect.

You don't have to change a thing. I work seamlessly alongside your existing VA lender — you still need a sharp agent in your corner to find the right home and negotiate hard on your behalf. That part is on me.

Military & VA homebuying FAQ

Do I qualify for a VA loan?

You may be eligible if you served at least 90 consecutive days of active duty during wartime, 181 days during peacetime, or 6 years in the National Guard or Reserves. Surviving spouses of service members who died in the line of duty or from a service-connected disability may also qualify. Other situations can qualify too — the surest way to confirm is your Certificate of Eligibility (COE), and I'll connect you with a VA-experienced lender (NewRez) to verify it.

Can I really buy a home with $0 down using a VA loan?

In most cases, yes. VA-backed home loans often require no down payment and no private mortgage insurance (PMI), with competitive rates — one of the strongest benefits available to eligible service members, veterans, and some surviving spouses. There's typically a VA funding fee, though some veterans (for example, those receiving compensation for a service-connected disability) may be exempt. I connect you with my preferred VA lender, NewRez, to confirm your eligibility and numbers.

I'm PCSing to San Diego on a tight timeline — can you help remotely?

Absolutely. PCS moves run on a tight clock, and I'm set up for it: virtual video tours, remote document signing, coordination around your report date and orders, and honest advice on neighborhoods near your command. I've helped many families buy without being physically here until move-in.

What is the VA funding fee?

It's a one-time fee paid to the Department of Veterans Affairs that helps keep the loan program running. The amount varies based on your down payment and whether it's your first use of the benefit, and it can often be rolled into the loan. Certain veterans are exempt. A VA-experienced lender will confirm your exact figure — I'll connect you with NewRez.

Do you help military families sell when they receive PCS orders?

Yes. When orders come, timing matters. I build a fast, strategic plan to price, prepare, and market your home so you can close on schedule — and coordinate the sale alongside your next move whenever possible.

Does Norma speak Spanish?

Yes — I'm fully bilingual and serve clients in English and Spanish. Soy una agente que habla tu idioma y acompaño a las familias militares en cada paso.

Wherever your orders take you,
let's make the move a smooth one.

Reach out for honest, no-pressure guidance on VA loans, PCS timing, or just where to start — in English or Spanish. It would be my honor to help.
