First-time buyer programs
you may not know about

There are more options for first-time buyers than most people realize. I'll help you understand what you qualify for before you assume you can't afford it.

CalHFA Programs

California Housing Finance Agency offers down payment assistance, low-interest loans, and forgivable second mortgages specifically for first-time buyers.

VA Loans

Veterans and active-duty military may qualify for 0% down purchase loans with no PMI. I work with VA-experienced lenders who know this process inside and out.

FHA Loans

FHA loans offer lower down payment requirements (as low as 3.5%) and more flexible credit requirements — a great option for many first-time buyers.

San Diego & Riverside Programs

Both counties offer local assistance programs with deferred loans, down payment grants, and employer-assisted housing. Ask me what's currently available.

There are no bad questions when it comes to buying a home. Here are the ones I hear most — and my honest answers.

It depends on the loan type. FHA loans start at 3.5% down, conventional loans can be as low as 3–5% down for first-time buyers, and VA loans can be 0% down for eligible veterans. With assistance programs, the gap closes further. Let's look at your specific situation.

Absolutely. In today's San Diego market, sellers often won't accept offers without pre-approval. More importantly, it tells you what you can actually afford — so you don't fall in love with something out of reach. I'll connect you with a lender right away.

My compensation is discussed upfront and typically covered through the transaction. We'll talk through how buyer representation works when we meet — no surprises, just transparency.

From consultation to keys: typically 60–90 days, though it can be faster. The search phase varies widely — some clients find their home in 2 weeks, others take 3 months. Escrow typically takes 30 days once you're in contract.
